Disbursement Method |
Transfer of funds based on a sale and purchase agreement or transfer of funds to the borrower's bank card. In this case, the loan funds shall be disbursed in at least 2 (two) stages. In the first stage, a portion not exceeding 80 (eighty) percent of the loan amount is disbursed. The remaining portion of the loan (the second stage) is released only after verification of the targeted use of the disbursed loan funds and the issue of a monitoring report. |

Loan Security |
Residential property to be constructed, reconstructed or renovated using the loan proceeds shall be accepted as collateral. In this case, if the loan funds are disbursed for the construction or reconstruction of the residential property, other liquid assets shall be pledged as collateral until the construction or reconstruction of said property is completed and accepted as collateral. Furthermore, another real estate property already pledged under a mortgage loan previously disbursed to the borrower may be accepted as a subsequent object of collateral. |

Eligible Borrowers |
The loan shall be disbursed to the owner of the residential property being renovated (reconstructed) using the loan proceeds, or to individuals who are close relatives of the homeowner (parents, brothers, sisters, spouse, children, daughter-in-law, son-in-law) and have permanent registration in the given residential address. In this case, when the loan is disbursed to a close relative of the homeowner, the borrower's permanent registration at the specified address and their close relationship to the homeowner shall be verified. When the loan is disbursed for the construction of a single-family home, the funds are granted to the individual who holds ownership rights to the land plot on which the housing is to be built. |

Loan Monitoring |
Upon disbursement of the loan funds, photographs of the initial state of the residential property to be constructed, reconstructed, or renovated shall be taken. Following the loan disbursement, photographs of its post-construction, post-reconstruction, or post-renovation condition shall also be taken to verify the targeted utilization of the loan. Furthermore, when verifying the targeted utilization of funds, supporting documentation regarding the goods purchased and works performed using the loan proceeds shall be submitted in accordance with the bank’s internal regulations (such as invoices or other justifying documents; for instance, if the loan is disbursed via a transfer to a bank card, information on the price and quantity of the purchased goods, certified by the vendor, shall be provided). |

Special Condition |
The amount of the disbursed loan shall not exceed 80 (eighty) percent of the collateral value. In order to facilitate convenience in covering expenses related to the construction, reconstruction, or renovation of the residential property, the funds transferred to the borrower’s bank card may, at the borrower's request, be withdrawn in cash through the bank's cash desk. |
